Since 15 April 2023, there has been an active civil war in Sudan between two rival factions of the country’s military government. The conflict involves the internationally-recognized government controlled by the Sudanese Armed Forces (SAF) and the paramilitary Rapid Support Forces (RSF). The conflict has created the world's largest displacement and hunger crises. 

There are several significant differences between the Canadian and American mortgage systems, including:

1. Down payments are typically lower in the United States, with the minimum American down payment being 3% and the minimum Canadian down payment being 5%. Purchasing mortgage default insurance under a down payment of 20% is mandatory in Canada, but not in the United States.

   
   

2. While Canadian mortgage terms are typically 2-5 years, American mortgage terms are the same length as the amortization period, which is typically 30 years. While there is an obligation to renegotiate mortgage interest rates at the end of the term in the Canadian system, there is no such obligation in the American system, and homeowners are locked into their interest rate unless they actively choose to refinance their mortgage.

   
   

3. In order to support 30 year loans, the United States has the government-sponsored enterprises Fannie Mae and Freddie Mac that either hold these mortgages in their portfolios or package the loans into mortgage-backed securities (MBS) that may be sold. In Canada, the shorter-term mortgage loans are backed by private banks that are not government-subsidized.

A hard cap is a salary cap that is firm in its nature. Teams must not exceed the limit set by the league and may face heavy penalties from the league such as paying a large fine, losing draft picks or cancellation of contracts. The NFL and the NHL employ a hard salary cap.

A soft cap is a salary cap that is not firm. While teams must abide by the given salary cap, certain exceptions to the rule are given. For example, teams exceeding the salary cap may pay a heavy luxury tax.
Other exceptions do exist which has made it so that most NBA teams slightly exceed the salary cap every year while certain teams massively exceed the luxury tax threshold.

"Ungrading" is an educational approach that replaces traditional, letter-based grades with alternative assessment methods to focus on learning and student growth rather than evaluation. It involves practices like self-assessment, peer assessment, and detailed written feedback. The term "ungrading" is an umbrella for a variety of methods that prioritize qualitative feedback and student agency.
